No, it is not allowed to have pets in the tenancy.

How do I get internet / WI-FI?

How do I get internet / WI-FI?

There is no internet included in the tenancy upon move-in. It is the tenant's own responsibility to order internet for the tenancy. Ka-Net in Kalundborg has prepared all tenancies for internet and we therefore recommend that you contact them for help with internet in the tenancy. However, it is always the tenant's own choice whether they want to use another provider.

In the event that something breaks in the tenancy, please contact the caretaker on the following contact-information: Tel.: 54 34 90 05 E-mail: [email protected]   The caretaker is available at the following hours: Monday-Thursday: 8:00-15:00 Friday: 8:00-14:00   If the damage occurs after these hours, please contact the main number +45 70 20 35 66. However, this only applies to urgent matters that cannot wait until the next business day.

How does it work with monthly account of water and electricity?

How does it work with monthly account of water and electricity?

Each tenancy has a sub-meter for both water and electricity. Consumption is read at the move-in and move-out inspection.

In addition, there is also an annual reading in September/October. If we see that consumption is higher than what has been paid for, we can choose to increase the monthly payment for the tenancy to match the consumption.

What is the deposit used for?

The deposit is equivalent to 3 months' rent. It is primarily used when moving out to pay for painting (including cleaning) and any excess consumption of water and electricity. In rare cases, we use it if a tenant has not paid their rent.

In your termination, it is important that you state when you expect to leave the tenancy.

Please note that according to the contract, you have 3 months' notice to the first of the month with move-out no later than 14 days before.

What happens when you move out?

What happens when you move out?

When moving out we will do an inspection of the tenancy. Here, the janitor assesses whether the tenancy needs painting (including cleaning) and reads the water and electricity consumption. In addition, any damage to the tenancy is also reported, which we will subsequently assess whether it is at the tenant's expense or whether it is part of the maintenance of the tenancy.

The report is then sent to the tenant by email so that they have it as a reference.

We always try to close cases as quickly as possible, but it may happen that we have cases that take a long time. It could be in the case that something in the tenancy needs to be repaired, for which we are waiting for external help. When we have completed a case, the tenant will receive a statement of what they have to pay. This will be taken from the deposit.

No, smoking is not allowed. Smoking in the tenancy is considered a breach of lease and may result in termination of the contract.
